Neighborhoods and Communities
— GREEN VALLEY RANCH
After Green Valley’s success as a master-planned development, American Nevada Corporation built a sister community called Green Valley Ranch. Nestled into the Black Mountains at a higher elevation than its predecessor, Green Valley Ranch offers 1,300 acres of beautiful homes, biking trails, parks, green belts and schools. Within its boundaries is The District at Green Valley Ranch, which offers an array of stores and restaurants, and the Henderson Community Center is a community masterpiece with an amphitheater, library and community pool.

— INSPIRADA
A flourishing 2,000-acre master-planned community developed by Focus Commercial Group, Inspirada sits in the southern foothills of Henderson. This community offers dense, pedestrian-friendly neighborhoods interconnected with narrow streets, village squares, parks and open space. One of the country’s largest “new urbanism” communities, Inspirada features around 11,500 residences built by five award-winning buildings that offer more than 50 models and more than 100 floor plans that can be customized.

— LAKE LAS VEGAS
A pristine, master-planned residential and recreational community surrounding a freshwater manmade lake, Lake Las Vegas has a charming old-world Mediterranean theme reflected in its overall design and ambiance that is unique to the southwest desert. The Lake Las Vegas community offers stunning vistas, miles of green, two marinas, hotels and a European-style village with shops and restaurants. The community’s full-service marina offers assorted boat rentals. The lake itself was created in 1991by the addition of an 18-story earthen dam.

— MOUNTAIN'S EDGE
Mountain’s Edge is a 3,000-acre neighborhood on the southwest side of Las Vegas. Developed by Focus Commercial Group, Mountain’s edge offers around 500 acres of open space within the community to complement the 12,500 residences from more than 20 builders. When the first model homes opened in 2005, amenities included neighborhood parks and a clubhouse with two swimming pools, a spa, a kitchen and party room, basketball court, playground, workout areas and barbecue facilities. Because of its proximity to the Old Spanish Trail, Mountain’s Edge encompasses much of the Las Vegas Valley’s historical elements in its design. In addition, from its inception, Mountain’s Edge was designed as the first drought-tolerant community with lush desert landscaping that conserves more than 200 million gallons of a water each year versus traditional grass sod in many communities.

— PECCOLE RANCH
Located west of Las Vegas near The Lakes and Summerlin, Peccole Ranch is a family neighborhood noted particularly for its pocket parks and walking paths. The community offers a wide variety of prices and homes, from modest family residences to luxurious custom estates in the prestigious guard-gated Queensridge, which has a European feel with winding tree-lined streets and a private pool and tennis facilities.

— PROVIDENCE
A 1,200-acre master-planned community Providence is nestled high in the northwest corner of the Las Vegas Valley off the I-215 Beltway at Hualapai Way. Close to scenic Mount Charleston and Floyd Lamb State Park, Providence offers 30 distinct neighborhoods and around 7,500 residences that range from estate homes to condominiums by national developers, including Beazer, Lennar, RS Development, Richmond American, KB Homes, Meritage, Ryland, Warmington and Woodside.

— RHODES RANCH
Rhodes Ranch is an upscale guard-gated public golf course community in the far southwest part of Las Vegas. Featuring lots of lush landscaping and meandering sidewalk trails built around the championship golf course, Rhodes Ranch also has a state-of-the-art 35,000-square-foot recreation center that includes pools, a clubhouse, workout facilities and more.

— SEVEN HILLS
The 1,300-acre Seven Hills community offers some of the most incredible views in the city from the valley’s southern foothills. A community with 25 districts and nearly 3,000 homes and condos, including 300 custom estate homes, Seven Hills was built around the 6,250-yard Rio Secco 18-hole championship golf course and the Butch Harmon School of Golf. Seven Hills features both developer-built homes and several custom neighborhoods with mansions going past $5 million. With almost one third of the development devoted to open spaces, Seven Hills offers four large city parks with a variety of activities that encourage outdoor living.

— SILVERADO RANCH
Adjacent to the popular Green Valley community yet within the city limits of Las Vegas, Silverado Ranch offers an affordable array of homes for those who desire a southeast location that is still close to the airport and Las Vegas Strip. Begun in the late 1990s, Silverado Ranch has an array of its own restaurants, theaters and stores while still being within a short distance from the upscale properties in Green Valley.

— SUMMERLIN
Rated No. 1 for growth in the entire nation and by far the largest master-planned community in Las Vegas, Summerlin occupies 22,500 acres in northwestern Las Vegas. The community boasts an extensive array of parks, biking and hiking trails, shops, schools, libraries and business districts as well as community tennis courts and pools, recreational facilities and an amphitheater. Summerlin’s more than 64,000 homes (from modest single-family structures to exclusive custom estates) are contained within its borders alongside its numerous public and private golf courses, retirement communities and family-oriented neighborhoods.

— THE LAKES

Located directly west of the Las Vegas Strip, the lush community called The Lakes began development in the mid-1980s around several large manmade lakes, thereby offering a variety of water sports in the desert. The Lakes also offers many green belt areas and jogging trails around its variety of residential properties, which range from condominiums and semicustom homes to luxury custom estates on waterfront property.
